Foundation Repair: What Every Homeowner Should Know Before the Cracks Get Worse

Nobody buys a house thinking about the concrete underneath it. Then one day a door stops latching, or a hairline crack creeps up the drywall above a window, and suddenly you're on the internet at 11 p.m. typing "foundation problems serious?"
Here's the honest answer: sometimes it's serious, often it isn't, and the difference usually comes down to whether the movement is still happening. This guide walks through how to tell them apart, what actually causes foundation damage, what real repairs look like, and roughly what you should expect to pay.

The warning signs, ranked by how much they should worry you
Not all cracks are created equal. A useful way to sort them:
Probably cosmetic
Hairline cracks in a poured basement wall, especially vertical ones that appeared in the first year or two. Concrete shrinks as it cures — this is normal.
Fine cracks in drywall corners or above doorways, isolated, not growing.
Worth monitoring
Cracks wider than about 1/8 inch.
Doors and windows that stick seasonally but work fine the rest of the year.
Small gaps between baseboards and the floor.
Call someone
Cracks in a stair-step pattern through brick or block mortar joints — a classic sign of differential settlement.
Horizontal cracks in a basement wall. These often mean lateral soil pressure is pushing the wall inward, which is a structural issue, not a cosmetic one.
Cracks wider than 1/4 inch, or any crack where one side sits higher or further out than the other.
Floors that slope noticeably, or a "bouncy" spot that's gotten worse.
Gaps opening where the chimney meets the house.
Any crack that's visibly wider than it was six months ago.
That last one is the real test. Static damage from settlement that finished a decade ago is a very different problem than active movement. An easy DIY check: mark each end of a crack with a pencil line and the date, and measure the width with a ruler. Check again in three months. If nothing moves, you have time to think. If it grows, get a structural engineer out.
What's actually causing it
Foundations rarely fail because the concrete was bad. They fail because the soil under them changed.
Expansive clay soil. Clay swells when wet and shrinks when dry, and it can move several inches vertically through that cycle. Homes across much of Texas, Oklahoma, Colorado, and the Southeast sit on it. A drought followed by a wet spring is a foundation's worst year.
Poor drainage. This is the most common preventable cause. Gutters dumping water at the corner of the house, grading that slopes toward the foundation instead of away, downspouts that end six inches from the wall — all of it saturates the soil in one spot and not others. Uneven moisture means uneven movement.
Tree roots. Large trees close to the house pull enormous volumes of water out of the soil, drying and shrinking it locally.
Poorly compacted fill. If the builder backfilled with loose soil that wasn't properly compacted, it will consolidate under load for years afterward.
Plumbing leaks. A slow leak in a supply line or sewer lateral under a slab can wash out or saturate soil silently for months.
Knowing the cause matters, because fixing the foundation without fixing the cause is how people end up paying twice.
How foundations actually get repaired
Piering / underpinning. The standard fix for a settling foundation. Steel or concrete piers are driven or drilled down through unstable soil to bedrock or a load-bearing stratum, then the foundation is transferred onto them and, where possible, lifted back toward its original position. Push piers use the weight of the structure to drive them; helical piers screw in and work better on lighter loads. This is the most durable repair and the most expensive.
Slabjacking and foam lifting. For a sunken concrete slab — a garage floor, patio, or section of driveway — material is pumped through small holes to fill voids and raise the slab. Traditional mudjacking uses a cement slurry; polyurethane foam is lighter, cures in minutes, and doesn't add much weight to already-questionable soil. Good for slabs, not a substitute for piering a settling house.
Carbon fiber straps or steel I-beams. Used on bowing basement walls. Carbon fiber is bonded to the wall to stop further inward movement — it holds the line but doesn't straighten anything. Steel beams anchored to floor and joists do similar work and can sometimes be tightened over time to recover some of the bow.
Drainage correction. Regrading, extending downspouts, installing French drains or an interior perimeter drain with a sump pump. Often the cheapest intervention and sometimes the only one actually needed.
Crack injection. Epoxy or polyurethane injected into a non-structural crack to seal it against water. Fixes the leak, not the movement.
What it costs
Wide ranges here, because geology, access, and local labor rates swing the numbers hard. Treat these as orientation, not quotes:

Most homes needing piers need somewhere between 8 and 20 of them, which is where the big numbers come from. And note that foundation repair is almost never covered by homeowner's insurance — settlement and earth movement are standard exclusions. The exception is damage from a covered event, like a burst supply pipe washing out soil.
Hiring the right person
The single most useful piece of advice: for anything beyond a minor crack, pay a licensed structural engineer for an independent inspection before you talk to contractors. It typically runs $400–$900 and buys you a written assessment from someone with no financial stake in selling you piers. Then take that report to
contractors and get bids against a defined scope.
Beyond that:
Get three bids, and be suspicious of the outlier in either direction.
Ask what the warranty actually covers — is it transferable to the next owner, does it cover only the piers or also further settlement elsewhere, and is the company old enough that the warranty means something?
Ask whether the plan addresses drainage or just the symptom.
Walk away from anyone who shows up unsolicited after a storm, offers a same-day discount, or wants a large deposit up front.
Prevention is boringly effective
Keep gutters clear and get downspouts discharging at least five or six feet from the house. Maintain a slope of about six inches over the first ten feet away from the foundation. Water the perimeter during extended droughts if you're on clay soil — consistent moisture beats a wet-dry whipsaw. Plant large trees well away from the structure. Fix plumbing leaks fast.
None of it is glamorous, and all of it is cheaper than piers.
The bottom line
Foundation issues reward early attention and punish denial. A crack you measure and monitor for six months costs you nothing. The same crack ignored for six years can turn into a five-figure repair. Mark it, date it, watch it — and if it moves, bring in an engineer before a salesperson.
