  • Common warning signs include cracks in basement walls or floors, doors and windows that stick, uneven or sloping floors, gaps between walls and ceilings, water seepage, and visible bowing or leaning walls. If you notice any of these, it’s worth scheduling a free inspection to catch issues early before they get more expensive to fix.

  • It depends on the type, size, and direction of the crack. Thin vertical hairline cracks are often cosmetic and caused by normal concrete curing. Horizontal cracks, stair-step cracks in block walls, or any crack wider than 1/8 inch can signal structural movement or water pressure issues and should be evaluated by a professional.

  • Foundations don’t stay sealed forever. Over time, soil pressure, freeze-thaw cycles, clogged drain tile, failing sump pumps, or deteriorating exterior waterproofing membranes can all allow water in. Heavy rain events and rising water tables in Ohio can also overwhelm a system that used to handle moisture just fine.

  • A musty smell almost always means moisture is present somewhere, even if you can’t see it. Humidity, vapor moving through concrete, hidden leaks behind finished walls, or mold growth in insulation can all cause that smell. It’s worth investigating because long-term moisture leads to mold and poor air quality.

  • Yes. Bowing walls indicate that outside soil pressure is exceeding what the wall can handle. Left untreated, the wall can continue to move, crack further, and eventually fail.   • Settlement in Ohio homes often shows up as cracks in drywall (especially around windows and doors), separating trim, sloping floors, gaps where the foundation meets the house, and doors that won’t latch properly. Ohio’s clay-heavy soils expand and contract with moisture, which is a common cause of settlement.

  • Foundation repair costs vary based on the issue, size of the home, and method used. Smaller repairs like crack injections can run a few hundred dollars, while major work involving piering or wall stabilization can range from several thousand to tens of thousands.

  • A fully installed egress window typically includes cutting the foundation, the window unit, a code-compliant well, drainage, and proper finishing. Cost can range from $6k - $8.5k depending on accessibility, product choice, and drainage detail. 

  • Quotes vary because of differences in materials, methods, labor, warranty, and experience. Some companies use temporary fixes while others install engineered systems with long-term warranties. The lowest bid often skips critical steps like proper drainage, structural anchoring, or transferable warranties, which costs more in the long run.

  • In most cases, no. Standard homeowners’policies typically exclude damage caused by soil movement, water seepage, or long-term wear. They may cover sudden, accidental damage (like a burst pipe causing foundation harm), but routine repair and waterproofing are almost always paid out of pocket. We recommend checking with your insurer for the specifics of your policy.

Waterproofing Services

  • Interior waterproofing manages water that has already entered the foundation, usually with drain tile, a sump pump, and vapor barriers. Exterior waterproofing stops water before it gets in, with membranes, drainage boards, and footer drains installed against the outside of the foundation wall. Each has its place, and sometimes both are recommended.

  • A properly installed exterior waterproofing system generally lasts longer because it stops water before it touches the foundation. Interior drains are very effective and long-lasting too, but they manage water rather than block it. The best option depends on your home, soil conditions, and budget.

  • GMX is a high-performance below-grade waterproofing system applied to the exterior of foundation walls before backfilling. It creates a continuous, flexible barrier that bonds to the foundation and blocks water from entering. Installation involves cleaning the foundation, applying the GMX membrane, and protecting it with drainage board before backfilling.

  • Most basements benefit from both. A French drain (or interior drain tile) collects water around the perimeter and channels it to a low point, where the sump pump removes it from the home. One without the other often leaves gaps in the system.

  • Sump pumps run on electricity, and the worst flooding usually happens during heavy storms when power is most likely to go out. A battery backup ensures your pump keeps running even when the grid is down, protecting your basement during the moments it matters most.

Foundation Repair Services

  • Helical piers are steel shafts with helical plates that are driven deep into stable soil below the foundation. They transfer the load of the home from weak, settling soil onto stronger ground. They’re typically used when a foundation is settling, sinking, or has cracked due to soil movement.

  • InvisiBeam Platinum is a wall reinforcement system designed to stabilize bowing or cracked foundation walls without major excavation. It anchors the wall and counteracts the soil pressure pushing in. It’s a low-profile, high-strength solution that can be installed from inside the basement.

  • Yes, when the wall has bowed less than about two inches and conditions are right. Carbon fiber is incredibly strong and bonds tightly to the wall, preventing further movement. For walls that have moved more significantly, a heavier-duty system like wall anchors or InvisiBeam may be required.

  • The most effective method is a polyurethane or epoxy injection that fills the crack completely from front to back, creating a permanent, flexible seal. Surface patches alone don’t address the full depth of the crack and tend to fail over time.

Egress Windows & New Construction

  • Yes. Ohio building code requires an egress window in any basement bedroom and in any finished basement used as a habitable space. It provides a safe exit in case of fire and lets in natural light. Skipping it can create resale problems and serious safety risks.

  • Ohio follows IRC standards: the window must have a minimum opening of 5.7 square feet, minimum opening height of 24 inches and width of 20 inches, and a sill height no more than 44 inches above the floor. The window well must also meet specific size and ladder requirements if deep enough.

  • The best time is before backfilling, while the exterior of the foundation is fully accessible. Waterproofing at this stage is more effective, lasts longer, and is far less expensive than retrofitting later.

  • Waterproofing during construction protects the home from day one and prevents future callbacks, basement leaks, and warranty claims. It’s also the only time exterior systems can be installed without excavation, which makes it both cheaper and more thorough.

  • Foundation repair can be done year-round in Ohio. Spring and fall tend to be ideal because the soil is workable and the weather is mild, but our equipment and methods allow us to work in summer heat and winter cold without sacrificing quality.

  • Yes. Most interior work, piering, and crack repair can be completed in winter without issue. Exterior excavation can also be done if the ground isn’t deeply frozen. Winter is often a good time to schedule because availability is greater.
